A sensitive conversion & additional-storey extension of a Grade II listed stable block, with underpinning, bespoke sash windows handmade in our workshop & painstakingly sourced materials to flow seamlessly into the original manor.
The Brief
With the rise of multi-generation living & AirBNB, we've done our fair share of conversions. If you have an existing outbuilding that could be made into annex accommodation – either to make a side income or for future-proofing – we can help transform this into a self-contained home.
The Build
We were delighted to be asked back by existing clients of the bespoke Summer House project to undertake work on a stable block adjacent to the main house, including building an extension to provide additional space.
The Finished Home
In order to achieve the additional storey, we had to underpin the entire end of the existing property to provide the needed support. It was important to remain in keeping with the original character of this Grade II listed property & flow seamlessly through, so you had no idea where the old ends & the new begins. We painstakingly sourced materials to allow for this.
The Property
Thurloxton Manor is a Grade II listed property in Thurloxton, Somerset. The element of the estate we were asked to work on was the stable block adjacent to the main house - a substantial historic outbuilding with the potential to become genuine living accommodation.
We were delighted to be asked back by existing clients, having previously completed their bespoke Summer House project.
The Conservation Challenge
The brief was to add an additional storey & extend the stable block without the new work ever announcing itself. On a Grade II listed building that means every decision - structure, materials, openings & detailing - has to be made with the original character in mind.
The aim throughout was that you should have no idea where the old ends & the new begins.
Structural Works
In order to achieve the additional storey, we underpinned the entire end of the existing property to provide the support required by the new load.
Underpinning a listed structure is careful, sequenced work, carried out so that the historic fabric above remains undisturbed.
Traditional Materials
Materials were painstakingly sourced so the extension would flow seamlessly into the original building, matching the existing in appearance & character rather than approximating it.
This material matching is what allows the completed building to read as one property rather than a historic block with a modern addition attached.
Bespoke Heritage Joinery
The bespoke wooden sash windows were designed & made in our own joinery workshop to match the rest of the building & to suit its listed status.
Internally, our joiners also produced the built-in shelving to the new study - the same in-house capability applied at a smaller scale.
Planning & Conservation Considerations
Work to a Grade II listed building is carried out within the consents & design agreed for the project, & we build to suit those requirements alongside the professional team appointed by the client.
Our contribution is delivery & craftsmanship rather than planning or heritage advice; homeowners should take listed building consent guidance from their local authority or an appointed heritage professional.
The Finished Result
The extension added an additional living area, a study complete with built-in shelving, & upstairs a master bedroom with ensuite. We also completed the landscaping, creating the perfect place for our clients to enjoy al-fresco dining or simply soaking up the sunshine.
