Renovate or rebuild - The Guest House at our award-winning Church Barn project

Renovate or Rebuild?

One of the most common conversations we have with homeowners is whether to renovate an existing property or start afresh with a bespoke new build.

There is rarely a simple answer. Every property, site & client is different, which is why we always begin by understanding both the building itself & the vision our clients have for the future.

We've helped clients transform everything from period farmhouses & heritage properties to redundant agricultural buildings. Some projects have been best served through careful renovation, while others have benefitted from the freedom that a new build can offer.

The key is understanding the opportunities & constraints of each property before making any major decisions.

Understanding the Existing Property

Before deciding on a route forward, it's important to take an honest look at the existing building.

A property may have beautiful proportions, attractive materials & a strong connection to its setting, all of which can make renovation a highly rewarding option. Equally, it may have structural issues, inefficient construction methods or a layout that no longer supports modern living.

At Benjamin Henry, we always encourage clients to look beyond the surface appearance of a property. A thorough assessment at the outset often reveals opportunities that might otherwise be overlooked, whilst also highlighting challenges that could significantly impact budget & programme.

Understanding the true condition & potential of a building is often the first step towards making the right decision.

When Renovation Makes Sense

Many of our most rewarding projects involve breathing new life into existing buildings.

Whether restoring original character features, reconfiguring layouts or introducing contemporary additions, renovation allows us to preserve the qualities that make a property unique whilst adapting it for modern living.

Renovation is often the preferred route when a property offers:

  • Strong architectural character
  • Historic or heritage significance
  • Solid structural integrity
  • Attractive original features
  • A layout that can be improved without excessive compromise
  • A meaningful connection to its setting

Period homes, traditional farmhouses & rural cottages often possess qualities that are difficult to recreate in a new build. When approached thoughtfully, renovation can celebrate the building's history whilst ensuring it performs beautifully for decades to come.

When Rebuilding May Be the Better Option

Occasionally, we encounter properties where extensive alterations over the years, structural issues or poor-quality construction mean that renovation no longer represents the most practical solution.

In these situations, a carefully considered replacement dwelling can provide an opportunity to create an exceptional home that is entirely tailored to the client's lifestyle whilst making the most of the site & its surroundings.

A bespoke new build offers greater freedom when it comes to:

  • Layout & flow
  • Energy efficiency
  • Natural light
  • Room proportions
  • Future-proofing
  • Sustainable construction methods

Rather than being constrained by an existing structure, every aspect of the home can be designed around the way the client wants to live.

While the decision to demolish & rebuild is never taken lightly, there are occasions where it can deliver the best long-term outcome both practically & financially.

An example of this is The Guest House project, the third & final of a series of barn conversions at our award-winning Church Barn project. This was an existing barn & outbuilding. Unfortunately, before we were due to commence work the structure was deemed unsafe & had to be demolished. The Guest House is essentially a complete new build, but in true Benjamin Henry style, you'd never know! We have made it blend perfectly with the other two barns; full of character.

The Planning Considerations

Planning permission often plays a significant role in determining whether renovation or rebuilding is the most appropriate route.

In some cases, extending or adapting an existing property may be more straightforward than securing consent for a replacement dwelling. In others, a well-designed new home may be viewed favourably, particularly where it improves the appearance, sustainability or relationship with the surrounding landscape.

As a Taunton-based company, the majority of our projects are located in Taunton & the surrounding Somerset countryside. This gives us valuable experience of local planning policies, rural development considerations & the architectural character that planning officers often seek to preserve.

Every project is different, but understanding the planning context from the outset can help avoid costly delays & ensure the design evolves in the right direction.

Cost: Renovation vs Rebuild

One of the biggest misconceptions we encounter is that renovation is always the cheaper option.

While this can sometimes be true, renovation projects often come with unknowns. Once walls are opened up & existing structures exposed, hidden issues can quickly emerge. Structural movement, damp, outdated services & previous alterations can all add complexity & cost.

Having delivered both complex renovations & bespoke new builds, we've seen situations where rebuilding ultimately provided greater value, certainty & long-term performance.

The right answer depends entirely on the property itself, the level of intervention required & the aspirations for the finished home.

Energy Efficiency & Long-Term Performance

For many homeowners, energy efficiency is becoming an increasingly important consideration.

One of the key advantages of a new build is the ability to integrate modern construction methods, insulation standards, heating systems & renewable technologies from the very beginning. This can result in lower running costs, improved comfort & significantly reduced energy consumption.

That said, existing properties can often be upgraded successfully through carefully considered improvements such as:

  • High-performance insulation
  • Air source heat pumps
  • Solar technology
  • Improved glazing
  • Underfloor heating
  • Enhanced airtightness

The most appropriate solution will always depend on the nature of the property & the objectives of the client.

Preserving Character

For many homeowners, character is the very reason they purchased the property in the first place.

Original stonework, exposed timbers, traditional detailing & a sense of history often create a warmth & authenticity that cannot easily be replicated.

At Benjamin Henry, we believe successful renovation is about more than simply updating a building. It's about understanding what makes a property special & ensuring those qualities remain at the heart of the finished home.

The best projects respect the past whilst creating spaces that feel entirely suited to modern life.

Designing Around the Way You Live

Whether renovating or rebuilding, the most successful homes are designed around the people who live in them.

Before discussing layouts, materials or specifications, we spend time understanding how our clients want their home to function.

Do they enjoy entertaining? Need space to work from home? Want stronger connections to the garden? Require flexible family accommodation? Looking to future-proof the property for later life?

The answers to these questions often shape the direction of the entire project.

A renovation may require creative thinking to unlock the potential of an existing building, whilst a new build offers complete freedom from the outset. Both can deliver exceptional results when approached with careful planning & thoughtful design.

Making the Right Decision

There is no universal answer to whether you should renovate or rebuild.

The right route depends on the property, the site, your aspirations & the long-term goals for the home.

Before making a decision, it's worth considering:

  • The condition of the existing building
  • Planning constraints
  • Heritage considerations
  • Budget certainty
  • Long-term performance
  • Lifestyle requirements
  • The architectural character of the property
  • The opportunities presented by the site

Taking time to assess these factors early often leads to better decisions & more successful outcomes.
